Description

  • Review architectural, structural, civil, MEP, and consultant drawings to identify coordination issues, scope gaps, missing information, and constructability concerns.
  • Prepare trade-specific RFPs, bid packages, scope sheets, subcontract exhibits, and subcontractor scope language from project documents.
  • Identify qualified subcontractors and vendors, distribute bid packages, manage follow-ups, and drive proposals to completion.
  • Level subcontractor bids, reconcile exclusions and qualifications, and prepare award recommendations for leadership.
  • Validate construction costs using market research, historical pricing, material quotes, subcontractor feedback, and cost comparisons.
  • Identify value-engineering opportunities that reduce cost or schedule risk without compromising quality or design intent.
  • Draft RFIs and coordinate open questions with designers, consultants, subcontractors, vendors, and internal leadership.
  • Support budgets, procurement schedules, long-lead-item tracking, trade cost summaries, allowances, contingencies, general conditions, and risk items.
  • Prepare organized project handoff packages for the superintendent and field team.
  • As the role expands, support active projects by managing RFI, submittal, procurement, design-coordination, budget, change-order, meeting, closeout, and action-item logs.

Requirements

  • 5+ years of experience in construction preconstruction, estimating, project engineering, or project management.
  • Ability to read and interpret construction drawings, specifications, scopes of work, and trade sequencing.
  • Experience preparing bid packages, leveling proposals, identifying scope gaps, and drafting clear scope narratives.
  • Ability to review multiple drawing disciplines for coordination, completeness, constructability, and risk.
  • Strong written communication skills for RFIs, bid instructions, subcontractor correspondence, meeting notes, and leadership summaries.
  • Working knowledge of project budgets, procurement, schedules, RFIs, submittals, change management, and construction documentation.
  • Comfort working independently in a remote role while staying highly responsive, organized, and accountable.
  • 7–10 years of construction experience with demonstrated ownership of bid packages, scope development, budgeting, coordination, and project controls (preferred).
  • Experience with Bluebeam, Procore, Autodesk Construction Cloud, estimating software, or scheduling tools (preferred).
  • Experience supporting restaurant tenant improvements, commercial renovations, façade work, utility upgrades, mixed-use projects, ADUs, or ground-up construction (preferred).
  • Familiarity with Los Angeles construction markets, subcontractor pricing, permitting considerations, or local trade conditions (preferred).
  • Experience reviewing subcontractor change-order requests and assembling backup documentation for leadership review (preferred).

  • USD $1,600 - $2,000 per month compensation, depending on experience.
  • Full-time contractor role.

  • Monday–Friday schedule, 9:00 am - 6:00 pm PST.
